  • Pre-Approved Items 

    • Deck Staining

      • Decks must be stained with transparent seal coating within the approved color ranges.

      • The color swatches (pre-approved) are available HERE.

    • Door Bells: 

      • Compact video doorbell cameras can be used to replace existing chime doorbells without the need for an Architectural Change Application (Pre-Approved). Examples of pre-approved compact video doorbells are the Ring Video Doorbell and the Google Nest Hello Video Doorbell. Other similar compact models are also acceptable but larger doorbell/intercom units require an Architectural Change application. 

      • The replacement of front door intercoms requires an Architectural Change Application unless the repair conforms to the Community Standard. Homes built by the builder without a front door intercom are to be considered the Community Standard. 

      • When an exterior intercom unit is removed from a home, the hole or gap in the entryway paneling should be repaired to look like the Community Standard, that is like no intercom was ever-present. The repair should be flush, flat and the same color as the remainder of the entryway paneling. 

      • Any other necessary repairs require the submission of an Architectural Change Application to be pre-approved by the Board.

    • ​Exterior Lighting Fixtures: 

      • Front Replacement (Larger size)

        • Acclaim Lighting, Richmond Collection [Home Depot and others] (pre-approved) Information available HERE. Confirm the required size when ordering as the sizes at the front door, back doors, and garage differ.

      • Rear Replacement (smaller size)

        • The original Acclaim Lighting, Richmond Collection in the smaller size has been discontinued. The board has pre-approved a similar alternative; Progress Lighting, the Westport Collection, available HERE. You may also request a similar light be approved by sending to the property management company before installation.

      • Refurbishment

        • Existing wall fixtures can be refurbished by cleaning and painting the existing lights.

          • Gently and thoroughly clean all loose paint from the lights. Consider using a brass bristle wire brush​

          • Latex exterior matte black paint is preferred

            • Matte finish paint would be identical to the original product. However, if an owner is painting their iron stair rails with black gloss enamel, that could be an economical alternative. ​

          • TIP: remove the fixture from the wall to prevent paint transfer from marring the stone/brick.​

        • Use LED light bulbs with a color "temperature" between 2700K and 3000K

    • Front Door Color:  

      • Sherwin Williams - Georgetown Green #979 [custom tint] (pre-approved)

    • Garage Door:

      • ​Wayne Dalton has a similar door style to the original doors. The product is Model 8700, Colonial Panel, color Glacier White. Any different make or model would need to provide evidence that the product is a close visual match before committing to replacement. ​​​

    • House Door Numbers: 

      • Baldwin Premium 5" house numbers in "Lifetime Polished Brass" are pre-approved for use on the front door of homes. Information can be found HERE.   

    • Iron Rail Paint:

      • Exterior black gloss enamel (ideally with a labeled rust inhibition claim)​

    • Roof Shingles:

      • GAF brand Slateline shingles in the color Royal Slate. (pre-approved) Information is available HERE. - no alternatives

    • Storm Door: 

      • Andersen Fullview Storm Door [White] Series 10 or equivalent such as Home Depot 3000 series with the same appearance (pre-approved) Information is available HERE

    • Window Replacement​:

      • ​Windows in Community homes were manufactured by Barber and Ross, a company that is no longer in business.

      • The Board has identified the below options for window replacement and/or window repair.
        • As of March 2023, Marvin is the preferred vendor that maintains the current aesthetic of our original windows. There are many installers of Marvin Windows, please ensure that the below requirements are followed by any installer or that an Architectural Change Application is submitted or your windows may need to be replaced twice.

        • ​Any change to the appearance of windows in the Community requires an Architectural Change Application (ACA) submitted for Board review. As with all ACAs, no commitment or action on replacements should be taken by owners until they receive written Board approval.

        • For front facing windows, if there is a matching window on the row, the matching windows will need to be replaced at the same time to maintain symmetry.

        • There is no restriction on interior casement windows as long as the exterior matches the community standards.

        • Aluminum-clad windows are allowable instead of the current wood windows.

        • ​The current windows installed in the Community were engineered to reduce the transmission of sound from the outside into the homes. The specification for that sound attenuation property of the windows is an STC rating of 33. There are standards for testing of window samples to confirm this attenuation characteristic and a quality manufacturer should be able to routinely provide this information. Anything less than the current standard will allow considerable street noise into the home and likely be disappointing for the owner.

        • The current windows have simulated muntin (or glazing) bars that are adhered to the interior and exterior surfaces of the insulated glass units that make up the glass portion of the Community's windows. Many manufacturers' products include 'simulated divided lights (SDL) that look somewhat like the original windows BUT the muntin bars are within the glass unit rather than on the inside and outside surfaces. SDL windows will create a significant change from the existing appearance of the Community.

      • Premier Window Co has been the most cost-effective solution identified by the board as of September 2023. This company will utilize the current window frames to replace the glass and construct a 'like-new" window which keeps the community aesthetics. The board does not endorse or warranty the service or products of this company but has found them to be an acceptable company to maintain the above window requirements.
